We are passionate about design and our goal is to collaborate with you to transform your existing space into a beautiful and functional home (or place of business) that you love. That is why our 3D rendering software is an integral part of our creative design process. With this software, you can visualize how your renovation project will look prior to getting started on the construction. This valuable service allows you to ensure that you are happy with the ultimate outcome of your project before embarking on the renovation process.
Step One: Get Started - Book your Spot on Our Calendar
The first step is a complimentary phone consultation to discuss the scope of your project and your schedule.
We like to start design planning well before the construction phase of your project is slated to begin. Ideally, we like to start designing anywhere from a few months (for smaller projects like bathrooms) to 6 months and even a year or more in advance of construction (for large or multi-family projects). Having a lot of time to plan gives us more time to really think through the designs with you and order materials so that they are all on-site and construction runs smoothly once it has started.
Please note that we are typically booked up with projects anywhere from 1-6 months in advance.

Step Two: Initial On-Site Design Consultation
The second step is an on-site design consultation and it is followed by in-depth planning and concept design using our rendering program so that you can see how each bespoke concept we design for you will look.
Before the on-site consultation, we will set up a special folder for you on our online system, where you can begin to bookmark ideas and inspiration photos for your project. During our on-site design consultation, we will go over your in-depth project needs and details, answer your design questions and look over any existing floor plans for your space, comparing them to the as-built space.
At this meeting, we also take our initial measurements of your space so that we can input your project into our 3D software.

Step Three: 3D Design Concept Planning
We offer a choice of several 3D renovation concept design packages to suit your project needs. Depending on the scope of your project, we can design individual rooms (eg. master ensuite, bedroom or living room) or combine several rooms (eg. kitchen,living & dining area).
In addition to giving you an idea of how your finishes will look, our 3D design concepts allow us to plan furniture, cabinetry, door and window openings and determine how the flow of traffic will function in relation to the other elements in the space. Exterior renderings are also available upon request.
3D Design concept packages include:
2 x floor plans of your space showing different possible design layouts for the overall space setup.
Space planning for each layout includes cabinetry and appliance locations and initial cabinetry box sizes.
1 x furniture layout incl furniture dimensions, rug and wall art sizes (only available with renovation packages).
Initial lighting plan.
Zoom presentation meeting to view plans and “fly” around the 3D concept spaces.
4 x 3D images of each floor plan to help you make concept layout decisions.
Final floor plan of your choice with initial floor plan view measurements for cabinetry and furniture.
4 x 360-degree views of your final concept.
In the photos below, we have documented an example our design process using images from a commercial project for a 3D studio in Vancouver, B.C. The images show a picture from our initial site visit > resulting chosen floor plan > renderings > finished product.
Step Four: Project Details and Procurement
Once our plans are solidified and we have a design direction for your project, we can take care of the details to bring your dream project to reality. We will hold your hand (or take the reigns if you prefer) with the finish and fixture choices, cabinetry design and details, furniture space planning, doors and hardware, liaising with trades and local inspectors and much more.
Step Five: Design Implementation during Construction
Leading up to construction and during construction, we are happy to work with your contractor or other trades to give design direction and details. Ideally, we also like to schedule design visits during construction in order to answer questions and ensure the design is implemented as envisioned.
What we do in the office:
Creation of 3D design concept including final 360-degree visuals for your project (video walk-through upon request).
Creation of detailed floor plans, cabinetry and wall elevations.
Detailed bespoke cabinetry design for kitchen, bathroom, media and living rooms.
Furniture and space planning to ensure flow throughout space.
Creation of lighting plans/layout incl visuals with shadowing and reflections + additional electrical details where needed.
Material and lighting and plumbing fixture planning, specification and procurement.
Online selection of decor items & furniture where applicable.
Selection of soft and hard finishes (counters, flooring, backsplash, etc…) and textiles.
Project budget planning.
Custom furniture design upon request.
What we do on-site and out and about:
Visits various local suppliers choosing finishes, lighting and decor items.
Site visits to ensure projects run smoothly.
Meetings with condo owners/strata council as required.
Working with local contractors and trades.
Working with engineers to plan structural changes and local building inspectors to acquire permits when needed.
Special Note on COVID-19:
During the present time with COVID-19 precautions and social distancing in place, we will make an effort to reduce our on-site visits by replacing them with virtual work when possible. With a few measurements, photos and online Zoom meetings, we can still plan a design concept for your renovation using our 3D software. Of course, all measurements will be confirmed on-site prior to moving forward with any chosen concept.
For all on-site visits, for both the safety of our clients and our sub-contractors/trades, we require both parties to wear masks and use hand sanitizer. We also encourage the flow of fresh air in the home via open windows prior to and during site visits/renovations where possible.
